Dubai rental yields 2025, by area
In 2025, published apartment yields across 15 Dubai areas ranged from 4.05% in Palm Jumeirah to 7.57% in International City, according to dubizzle's full-year sales report. Those are gross figures built from listing data. After service charges, management and vacancy, expect roughly 1.5 to 2.5 percentage points less. The table below shows both major portals side by side, because they do not agree.

How to read these numbers
Where the figures come from. Both portals derive their "ROI" from asking prices and asking rents of listings on their own platforms, not from Dubai Land Department transactions or Ejari lease contracts. Bayut states its report is "not representative of actual real estate transactions"; dubizzle says its figures "may not be an actual representation of the real estate transactions occurring in the emirate". Neither publishes a formula, and neither deducts costs. Treat them as gross indications, not as the return you will bank.
Why two portals disagree. For the same area and segment, Bayut and dubizzle report different prices and yields: Dubai Sports City shows 8.76% on Bayut and 6.36% on dubizzle; Dubai Silicon Oasis 7.91% against 5.76%. Different listing pools, different methods. We show both and never average them. If a figure matters for your decision, use the lower one.
What is missing from every yield table. The service charge of the specific building (it varies by several AED per sqft inside the same area), the actual rent in the actual tower (Ejari, not the asking rent), realistic vacancy between tenants, management fees if you do not self-manage, and your buying costs of 6 to 10%. What to ask before you rely on a yield. The building's current service charge per sqft from the owners' association statement; two or three recent Ejari rents in the same building and layout; the number of units of the same type coming to market nearby; and the all-in purchase cost for your financing route.

Which Dubai area has the highest rental yield?+
Among the 15 areas with a published 2025 price and yield, International City leads with 7.57% on dubizzle; Bayut's separate list puts it at 10.3%. Both are listing-based gross figures. Lower-priced areas tend to show higher percentages because the denominator is smaller, not because the income is larger.
Is a 7% yield in Dubai gross or net?+
Published area yields are gross. They do not deduct service charges, vacancy, management or buying costs. As a rule of thumb from our fact sheet, net is 1.5 to 2.5 percentage points lower; for a specific building it can be more.
Why do Bayut and dubizzle show different yields for the same area?+
Each portal calculates from the listings on its own platform, with its own method, and neither publishes the formula. The gap reaches 2.4 percentage points for Dubai Sports City. We show both figures and do not average them.
Are these figures a forecast?+
No. They describe 2025 listing data as published in January 2026. Rents, prices and service charges move; this page is updated when the sources publish new reports, and changes are logged in our Market Watch.
